The Site comprises approximately 13 hectares (32 acres) of land on the western edge of Wem, adjacent to the residential edge of the town. Wem Cricket Club and Wem Engineering Centre lie immediately to the north, and Aston Road Business Park falls to the south. The Site is relatively flat, with a gentle slope towards the north-east of the site.
Bellway Strategic Land are bringing the Site forward due its sustainable location. New residents will be within walking and cycling distance of Wem town centre and the railway station, with St Peter’s C of E Primary and The Thomas Adams Secondary Schools both within close proximity. The Public Right of Way on the junction of Aston Road and Orchard Way will also allow residents to access shops, pubs, sports facilities and restaurants without using the need for vehicle travel.
The Site is located within Flood Zone 1, meaning it is at the lowest risk of flooding from rivers (less than 0.1% annual probability). There are small areas on site with potential for surface water flooding, as is typical on agricultural greenfield sites, which will be managed by a comprehensive surface water management strategy.
No ecological, environmental or heritage designations impact the Site, and the development will use strategic landscaping to ensure the surrounding heritage assets are not adversely impacted.
